The TFN Realty Commission Advance Program allows eligible agents to receive an advance on their pending resale commissions to support their cash flow needs. This document outlines the policies, procedures, and process rules for requesting and approving commission advances.
Only resale transactions are eligible.
The transaction must be firm with a closing date within 120 days.
Agents may request up to 80% of the gross commission, subject to a maximum
of $20,000 per transaction.
Pre-construction transactions are not eligible for commission advances.
1) Written Request Submission
The Agent must submit a written request for a commission advance to the Broker of Record (Ela Mazur) and Controller (Cherrie Wu) for review and approval.
Requests must include:
Transaction details (property address, firm sale date, closing date)
Expected commission amount
Requested advance amount
2) Case-by-Case Review
Management will review each request on a case-by-case basis.
Approval is at the sole discretion of TFN Realty.
TFN Realty reserves the right to deny any request without explanation.
3) Contract Execution
TFN Realty will deduct repayment from the agent’s commission at closing.
If the commission advance is not repaid within 120 days, interest continues to
accrue.
If the balance is not repaid within 120 days, a $500 penalty is applied.
If repayment is further delayed, TFN Realty may:
Deduct the balance from any future commissions.
Take legal action to recover the unpaid amount.
TFN Realty Inc. reserves the right to deduct any unpaid balances directly from
any pending transactions.
Agents must notify TFN Realty within 48 hours if the closing date changes or the transaction fails to close.
Should the transaction fail to close, the Agent must submit a repayment proposal within 48 hours of the transaction not closing.
TFN Realty reserves the right to modify this policy at any time to ensure financial sustainability.
